PROPERTY TRANSFER HOUSE PLOT TRANSFER IN CAPITAL DEVELOPMENT AUTHROITY (CDA), FGEHA, PHAF
There are mostly three types of Property (plot or house) transfer in CDA i.e.
1- Legal Heirship
2- Family Transfer / Gift Transfer
3- Through Sale Procced
1- PROCEDURE FOR TRANSFER OF PROPERTY TO THE LEGAL HEIRSHIP OF THE DECEASED ALLOTTEE
OF CDA PROPERTY.
AN APPLICATION BY ANY OF THE LEGAL HEIRS CAN BE MADE AT FRONT OFFICE, ONE WINDOW OPERATION, CDA ADDRESSED TO DIRECTOR ESTATE MANAGEMENT, CDA REGARDING CHANGE OF TITLE OF THE PLOT/HOUSE IN THE NAME OF LEGAL HEIRS ALONG WITH THE FOLLOWING DOCUMENTS:
- ATTESTED COPY OF DEATH CERTIFICATE ISSUED BY CDA OR LOCAL BODY.
- AFFIDAVIT REGARDING FACTUM OF DEATH AND DEPOSING THE DETAIL OF THE LEGAL HEIRS AND PARENTS OF THE DECEASED WHETHER THEY ARE ALIVE OR DIED AND IN CASE DIED WHETHER PRE-DECEASED OR OTHERWISE DULY ATTESTED BY NOTARY PUBLIC AND COUNTERSIGNED BY CLASS-I MAGISTRATE.
- INDEMNITY BOND BY ALL LEGAL HEIRS DULY ATTESTED BY NOTARY PUBLIC AND COUNTERSIGNED BY CLASS-I
- ATTESTED COPIES OF N.I.C OF ALL THE LEGAL HEIRS.
- FORM “B” IN CASE OF MINORS.
- PAY ORDER OF AMOUNTING TO RS. ____(RESIDENTIAL) OR _____ (COMMERCIAL).
- ORIGINAL ALLOTMENT/TRANSFER LETTER OF THE SUBJECT PLOT/HOUSE.
- ORIGINAL RELEASE DEED IN CASE SOME OF THE LEGAL HEIRS WANT TO RELEASE/SURRENDER THEIR SHARE IN FAVOR OF ONE OR MORE LEGAL HEIRS, DULY REGISTERED IN THE COURT.
- PHOTOCOPY OF NIC OF WITNESS
- PAID WATER AND PROPERTY TAX BILLS UPTO CURRENT FINANCIAL YEAR.
- VIOLATIONS AFFIDAVIT REGARDING BCS, CDA.
- IMAGE OF CNIC BOTH SIDES, SPECIMEN SIGNATURES, PHOTOGRAPH, THUMB IMPRESSIONS OF ALL LEGAL HEIRS
- COPIES OF PUBLIC NOTICE (PROVIDED BY CDA) APPEARED IN TWO DAILY LEADINGS NEWS PAPER HAVING VAST CIRCULATIONS.
- CLEARANCE OF DUES.
- ADVERTISEMENT IN TWO LEADING NEWSPAPERS (AT ISSUANCE OF ADVERTISEMENT LETTER FROM CDA).
- ANY OTHER DOCUMENT (IF REQUIRED)
2- PROCEDURE FOR TRANSFER OF PROPERTY TO FAMILY MEMBERS THROUGH GIFT FOR
CDA PROPERTY
THE ALLOTTEE CAN APPLY FOR TRANSFER OF PROPERTY AT THE FRONT OFFICE ONE WINDOW OPERATION, CDA THROUGH ACKNOWLEDGEMENT OF ORAL GIFT ON STAMP PAPER WORTH RS. ____. DULY ATTESTED BY 1ST CLASS MAGISTRATE ALONG WITH THE FOLLOWING DOCUMENTS:
- ORIGINAL ALLOTMENT LETTER TO BE SURRENDERED.
- PROPERTY TAX CLEARANCE CERTIFICATE FROM REVENUE DIRECTORATE
- CDA INDEMNITY BONDS (TRANSFEREE/ALLOTTEE)
- PHOTOCOPIES OF N.I.C (ATTESTED).
- STATEMENT RECORDED BEFORE CONCERNED DEPUTY DIRECTOR AND DULY STAMPED BY HIM WITH HIS OFFICIAL SEAL.
- BCS Affidavit
- FEE IN SHAPE OF BANK DRAFT OF RS. _______ for Residential Property OR RS. ________ for Commercial Property IN THE NAME OF CDA, ISLAMABAD.
- Current year paid Property Tax and Water charges bills.
- PHOTO COPIES OF NICS OF TWO WITNESSES (ATTESTED)
- ANY OTHER DOCUMENT IF REQUIRED.
3. TRANSFER THROUGH SALE PROCEED
Following documents will be required for transfer through Sale Proceed
COPY OF CNIC OF ATTESTING GAZATTED PERSON.
SALE AGREEMENT
AFFIDAVIT FROM SELLER AND PURCHASER
PHOTOCOPIES OF PAY ORDER USED FOR THE SALE PROCEED.
RECEIPT OF WITHHOLDING TAX PAID BY SELLER AND PURCHASER.
PAY ORDER OF TRANSFER FEE
ORIGINAL ALLOTMENT LETTER TO BE SURRENDERED.
SOME FORMS
ORIGINAL T.O. LETTER
NDC AND NOC FROM BCS, LAST PAID PROPERTY TAX BILL AND WATER BILL WILL BE USED FOR T.O. LETTER IN CASE OF BUILT UP PROPERTY SALE.

PHOTOCOPIES OF N.I.C (ATTESTED).
ATTESTED COPIES OF SELLER AND PURCHASER
ATTESTED COPIES OF TWO WITNESSES
